PreConstruction Consulting

Project Management
The role of the Project Manager is to shepherd a construction project from its concept to completion. We have an eminent record of success in this venue, having worked with many clients on a wide variety of projects. Our role as Project Manager is clearly defined. Given a description of your needs, we organize your project, submit cost estimates, develop a schedule, coordinate with appropriate contractors and/or vendors, and make sure your project is constructed on schedule and within budget. In addition to implementing the construction requirements, our team coordinates the sourcing of space, architectural, engineering, and telecommunications planning; implements furniture procurement, and provides assistance in the relocation process. These services are designed to minimize time and effort on the part of the client's business and its employees.

Value Engineering
By performing a cost benefit analysis of your project, we can identify options that will provide functionality while maximizing profitability. Sometimes even a small change in the design can lead to significant cost savings and to the improvement of overall efficiency. After analyzing the project, we will present the most beneficial approach to the client for both the construction phase and the quest for long-term efficiency.

Construction Process
Our dedication to the client has fostered our many successes in the construction arena. We spend a significant amount of time with our clients and subcontractors and with their respective staffs, to ensure that the construction process runs smoothly. The process involves a number of steps:
- Organizing job and project meetings
- Managing and supervising construction
- Qualifying, coordinating and supervising of prime and trade contractors and material suppliers.
- Long-lead item procurement
- Developing and maintaining a cost report system
- Trade and contractor invoice processing and payment scheduling
- Insuring that completion deadlines are met

Closeout and Testing
The longterm success of a project depends not only on the construction phase, but also on carefully planned extension services. To that end, we provide a full set of documents including as-builts, operating manuals, and warranties and guaranties. Additionally, after final testing of all equipment, we will establish a follow-up training schedule based on the client's personnel skills and skill levels.
Through our affiliate, Eastman Management Corporation, we have the ability to develop
preventative maintenance, service and facility management schedules.
Examples of our projects follow:
- Bellcore Headquarters Facility - 385,000 square foot facility for Bellcore constructed in eleven months including daily design changes.
- Grand Union Supermarket - A 45,000 square foot Grand Union supermarket in four-and-a-half months that was designed and partially constructed as a Kings supermarket. In the middle of steel erection, Kings transferred the site to Grand Union who completely altered the drawings.
- Pathmark 2000 Concept Store - 63,000 square feet in Newark, NJ that was completed in 5 months from the start of footings. This store included miles of underground electric plus thousands of feet of underground pipe.
- Styertowne Shopping Center Renovations - Phase I of the renovations transformed the Yogi Berra/Phil Rizzutto Bowling Alley into a retail facility with AC Moore, Marty's Shoes and Atlanta Bread.
